Booking conditions
Reservations are subject to availability and are confirmed once payment is received. The full amount of the stay is paid at the time of booking. Rates, cleaning fees and any other charges are those shown on each accommodation's page at the time of booking. Prices include all applicable taxes. Lisbon's municipal tourist tax is included in the price. Payment can be made by Visa, Mastercard or American Express.

Security deposit
A security deposit is required for every stay to cover any damage to the accommodation or the building. It is held on the guest's credit card before arrival or at check-in. No amount is charged: the funds are only blocked. If there is no damage, the hold is released after check-out; depending on the bank, it may take up to 7 days to show on the guest's account. If there is damage, the amount needed to cover it is retained. If the hold cannot be made, the guest will be notified by email or WhatsApp and will have 12 hours to provide another card; otherwise the reservation may be cancelled.

Cancellation policy

• Cancellation 30 days or more before check-in: full refund.
• Cancellation between 30 and 7 days before check-in: 50% refund.
• Cancellation less than 7 days before check-in, or no-show: no refund.

If an overbooking occurs, JJ Apartments will, subject to availability, move the reservation to an accommodation of the same or higher category, at no extra cost to the guest. If no suitable alternative is available, the reservation will be cancelled and the full amount paid will be refunded. In either case, the guest will not be entitled to any further compensation.

Pre-check-in
After booking, the guest will receive a confirmation by email and/or WhatsApp with information about the accommodation and additional services. Guests must complete the online registration form with their arrival time, the exact number of guests and the identification details required by law. The number of guests may not exceed the number stated in the reservation. If it does, JJ Apartments may require the guests to leave without refund. JJ Apartments is not responsible for incorrect or incomplete information in the registration form.

Stay conditions
The reservation holder must be at least 18 years old and stay in the accommodation for the whole stay. Guests under 18 must be accompanied by an adult. No pets are allowed. Smoking is not permitted inside the accommodation. Under Article 45(1)(a) of the Convention implementing the Schengen Agreement, the stay of all non-Portuguese guests must be reported to the competent authorities. All foreign guests must therefore provide their identification details before check-in. Guests must report any damage during their stay, even if they believe it is normal wear and tear.

Check-in and check-out
Check-in is always in person, with a member of the JJ Apartments team. It starts at 15:00 in the apartments and at 16:00 in the villas. Guests must let us know their arrival time in advance.

Check-out is by 11:00. Guests must leave the keys on the table inside the accommodation and close the door, never leaving keys in the lock.

Changes to arrival or departure times must be confirmed by JJ Apartments. Late departures without agreement will be charged one night's rate, which may be deducted from the security deposit. If a guest refuses to leave, JJ Apartments may take the necessary steps to recover the accommodation, at the guest's expense.

Depending on the accommodation, one or two sets of keys are provided. Guests must return all keys at check-out. Lost keys: €30 per key. Locksmith costs are paid by the guest. JJ Apartments is not responsible for items left behind. They can be returned on request, at the guest's expense.

Cleaning, linen and towels
The accommodation is cleaned before arrival, with bed linen, towels and basic toiletries. Beds are prepared according to the number of guests in the reservation. Where the accommodation has a sofa bed, it is prepared when needed for the number of guests, or on request if guests prefer to use it. Extra beds are not available. Baby cots are provided free of charge on request, and must be requested in advance. Extra cleaning and linen changes are available for a fee. Guests should leave the accommodation tidy and take rubbish to the street bins.

Equipment and maintenance
Guests should contact JJ Apartments if anything does not work. Furniture and items must not be moved or removed. Any problem (electrical, water, equipment) must be reported immediately; repairs may take up to 72 hours or longer if third parties are involved. JJ Apartments may enter the accommodation when necessary for inspections, repairs or emergencies, while respecting guests' privacy.

Noise and conduct
Quiet hours are from 22:00 to 8:00. Guests must respect the neighbours at all times. Illegal activities are not permitted, and the reservation holder is responsible for the whole group. Guests may not publish information that identifies the address of the accommodation or its owner. On leaving, guests should switch off lights, air conditioning and gas appliances and close the windows.

Liability
JJ Apartments is responsible only for the accommodation itself, not for matters outside it such as the building, outside noise, works or neighbours. Minor differences from the photos may occur. No refunds or relocations will be given based on the neighbourhood, which guests should check before booking. JJ Apartments is not liable for personal injury, theft or loss during the stay, or for interruptions to gas, electricity, water or internet not caused by it. Thefts must be reported to JJ Apartments and to the police. JJ Apartments is not responsible for services provided by third-party suppliers.
If guests breach these terms, JJ Apartments may require them to leave without refund.

Unforeseen events
Guests are not tenants. If the accommodation becomes unavailable for reasons beyond JJ Apartments' control, it will try to move the guests to similar accommodation. If they do not accept, the amount for the unused nights will be refunded, with no further compensation.

Changes and applicable law
JJ Apartments may update these terms at any time; the version in force at the time of booking applies. These terms do not affect guests' statutory rights. They are governed by Portuguese law.
